    التصميم العمراني بين المتطلبات التصميمية وعقلنة العقار الحضري حالة القطاعين العمرانين الرابع والسابع – مدينة ميلة

    نتناول في هذا البحث العلاقة القائمة بين التصميم العمراني والعقار الحضري إذ يشكل هذا الأخير الوعاء المستقبل للمشاريع العمرانية التي تميزت باستهلاكها الواسع والمبالغ فيه للأرض الحضرية. ما دفعنا إلى التطرق إلى الموضوع وفق منهج تحليلي في محاولة منا لتتبع حيثياته من خلال أخذ عينتين من مدينة ميلة وتحليل تصميمهما العمراني ومدى عقلنته للعقار الحضري. من خلال التطرق إلى كل من المرفلوجية العامة وشبكة التقطيع واستخدامات الأرض والكثافة البنائية...، لنحاول الوقوف على عديد الإختلالات التي ساهمت في هدر العقار الحضري وتبذيره وسوء تسييره، ما يدفعنا الى مراجعة حساباتنا وتدارك الوضع واتخاذ إجراءات تسمح بتثميه وعقلنته من خلال جملة من التوصيات أوردناها في هذا البحث عمدنا من خلالها إلى وضع مقاربة تسمح بتثمين وتسيير أحسن للعقار الحضري. .................................................................................................................................................... Cette recherche consiste à déterminer le rapport entre le design urbain (la conception urbaine) et le foncier urbain, ce dernier représente les réserves futures des projets urbains qui se caractérisent par une grande consommation de sols urbains. Pour faire cette étude, nous avons utilisé la méthode d’échantillonnage en prenant deux échantillons dans deux lieux différents de la ville de Mila puis nous essayons de mettre en place une stratégie pour la valorisation et la bonne gestion du foncier urbain. .................................................................................................................................................... This research aims at determining the relationship between urban design and urban land, the latter represents the future reserve for urban projects, which are characterized by a great consumption of urban soils. In this research, we tackle this theme through a sampling method by taking two samples in two different places in the city of Mila, and then we try to put into practice a strategy for the valorization and good management of urban land
